Simple Mortgage Model (No Early Repayments): Lump sum appears as negative asset on day 1 of start year. Fixed monthly payment in cash each month between start and payoff. Final payoff is a single lump sum in the payoff year. If borrowed in year 0, "Treat as Cash" checkbox—unchecked means already absorbed into net worth, checked adds it as tax-free cash.

Tax Rates

Band 3

Band 4

▶ How Tax Bands Work

Tax is calculated progressively based on your total income. Each band above represents the income threshold at which the corresponding tax rate applies to income above that threshold.

Example (UK): If you earn £60,000:

  • £0 - £12,570: 0% tax = £0
  • £12,571 - £50,270: 20% tax = £7,540
  • £50,271 - £60,000: 40% tax = £3,892
  • Total tax: £11,432 (effective rate: 19%)

▶ Personal Tax Allowance

Amount of income you can earn tax-free before tax bands apply

▶ Dividend Tax Bands

Tax on dividend income from shares and investments by tax band

▶ Savings Interest Tax

Tax on savings interest income by tax band

▶ National Insurance

Employee and employer national insurance contributions

▶ Savings Tax Allowance

Tax-free savings interest allowance by tax band

▶ Capital Gains Tax (Property Sales)

Tax on profits from selling property and investments

Basic rate applies to gains within your basic-rate band, higher rate above

▶ Pension Tax Relief

Pension contributions attract tax relief based on your tax band

Relief calculated from taxable pension contributions in annual changes. Higher and additional rate get relief on top of basic rate.

Income Breakdown

Rental Income Note: Rental income is displayed as profit AFTER all costs including mortgage payments. Tax is ALWAYS calculated on this net profit. Use the toggle to control whether "Total Taxable" shows profit AFTER mortgage (default) or BEFORE mortgage costs — choose BEFORE if your mortgage is recorded separately as a loan/liability to avoid double-counting.
